Nottinghamshire businessmen launch next-generation business park

The directors of a well-known Nottinghamshire aggregate and demolition firm have revealed a new industrial development that is being snapped up by expanding tenants just a week after its official launch.

 

 
Melvyn Cross, Mark Cross, Gary Cross Richard Noon, directors at Total Aggregates and Total Reclaims Demolition, are developing a piece of land near their Hucknall headquarters to create a selection of high-calibre industrial B1, B2 and B8 units, which will be known as Whyburn Business Park

Sunny Landa, director at commercial property specialists NG Chartered Surveyors, who is marketing the new scheme, has been astonished by the response, despite the ongoing pandemic.

He said:

“Melvyn, Mark, Gary and Richard should be congratulated for creating such versatile high-spec industrial units in this area. The fact that they are being let shows that business confidence is still high, despite the challenges of the last 12 months.
 
“My colleague Ellis Cullen has already secured tenants for three of the nine units in phase one and has firm interest in a fourth, despite only bringing them to market a week ago.”


The new Whyburn Business Park project is set to be delivered in two phases. Phase One will provide nine units, each with a footprint of around 2,000 sq ft - and Phase Two will see the addition of another nine similarly-sized units.

All 18 units will then be aimed squarely at SMEs and offer plenty of vertical height. Measuring around seven metres (23 feet) at the eaves, the idea is that the extra space will allow far greater versatility in terms of machinery and storage, as well as the opportunity for tenants to create additional mezzanine floor space.


With five proposed layouts and plenty of new-build flexibility, the new units can also be tailored specifically to the needs of the individual tenant - and Richard says it’s a proposition that offers aspirational business owners everything they could want.

He said:

“Our new units are set in an established location for industrial occupiers, with a large local labour pool and excellent transport links, including easy access to junctions 26 and 27 of the M1.

“The units include office spaces and toilet facilities, as well as electrical loading doors, private gated yards, landscaped grounds, electrical car charging points and excellent security. They also use high-performance insulating materials, which means our tenants will be able to enjoy outstanding efficiency, courtesy of an industry-leading Band B EPC rating.”
