Northgate House on Agard Street in Derby was acquired by one of the region’s leading private property groups, Staton Young, in December 2020. Previously it had been occupied by HMRC for over 30 years as the city’s principal tax office.
The planning approval will now enable Staton Young to convert the building into 166 purpose-built student units and bring this building back into full economic life in time for the academic year beginning in September 2022. The scheme comprises a mixture of clusters, studios, and double studios.
Their aim is to provide safe, modern and community driven accommodation for those wanting to immerse themselves in the student lifestyle that the city provides. With close amenities and parking on Agard Street, it is set to be a great addition to the student locale within the city.
The building is an impressive 45,000 square foot and consists of an open plan layout which allows the head turning frontage on Friar Gate to be extended throughout the building on a grand scale. Property accusation and consultancy was handled by Russell Rigby at Rigby & Co, Maber Architects in Derby are driving the design, with Armson’s providing project management and cost consultancy advice.
Plans are complete with a laundrette, gym facilities, Large Cinema and 24/7 security, which is vital due to most of the Universities sites being accessible until 9pm. The real crowd pleaser drawing in students is the open plan communal space on the ground floor, allowing students to socialise in a safe and monitored environment.
Having a close commute to the University of Derby means Northgate House is an excellent location for students to access the School of Law and Social Sciences on One Friar Gate Square which has a library, communal learning spaces, coffee shop and specialist training facilities.
