£100,000 makeover for Lincoln student apartments

24 student apartments in Lincoln are set for a six-figure makeover following a change of management agents.

Cathedral Street Apartments will be transformed and rebranded to Cathedral Court ahead of September, with an initial £100,000 improvement project starting in February.

The purpose-built accommodation block, which has 94 bedrooms, was bought by Hubb Property Group at the start of the year. This month Hubb appointed specialist lettings and property management company, Student Housing, to maximise the investment opportunity.

Further investment in the property could follow February's improvements, which will see new fixtures and fittings introduced and the creation of a new common room and security suite. Some of the fully-furnished flats, which offer between two and six bedrooms, will also benefit from layout changes.

Bristol-based, Oliver Hawthorne, managing director of Hubb Property Group, undertook a competitive selection process involving Lincoln and national firms, before appointing Student Housing as sole agents.

“In Lincoln, unsurprisingly, demand outstrips supply for student housing and higher fees have bought with them an expectation of higher standards in accommodation so this is a great opportunity for our investors to refurbish this purpose-built accommodation block and provide desirable accommodation for students in the area.

“As former students at the University of Lincoln, Student Housing’s management team have an unprecedented insight into what students are looking for in their accommodation. They have made some excellent recommendations and we look forward to working with them to further increase the appeal of these already very popular apartments, with works commencing in the next couple of weeks.”

Hubb Property Group brings together astute property investors, offering hands-free investment opportunities which Hubb acquire and manage on their behalf. Oliver and his team are specialists in identifying properties with great potential in emerging and high demand locations to maximise returns for the group’s investors.

Established in 2016, Hubb has an impressive track record of generating strong rental yields and increasing capital value, while at the same time, delivering a high-quality standard of accommodation for existing and future tenants.

All of Student Housing's property portfolio is decorated to a 'home from home' standard and feature the facilities students demand today, such as superfast broadband and an all-inclusive approach to bills.

"We're delighted to have beaten off national and local competition to secure this prestigious contract. We're really looking forward to working with Hubb Property Group and helping them realise the investment potential of Cathedral Street Apartments," says Harry. "As Lincoln's largest specialist lettings and property management company, we know the city and its student population better than anyone else. Having studied at the University of Lincoln also gives a valuable insight into what students are looking for, and we're keen to use our unique knowledge to help Hubb Property Group secure tenants for the 2020/21 academic year.

"We have made a series of recommendations to Oliver and his team, including reconfiguring some of the living spaces to make the most of the kitchen and living space utilising the original character of the building. We are very much looking forward to finding tenants for Cathedral Court for the 2020/21 academic year."

Students wanting to further information or to arrange a viewing of Cathedral Court's purpose-built student accommodation situated in the heart of the city, a stone's throw from Lincoln's most popular student nightclub, Superbull, should email lincoln@Student-Housing.co.uk or visit http://www.studenthousinglincoln.co.uk.

Student Housing was established in 2015 by Harry (26) and his business partner Marcus Askam-Yates (28). Disappointed with the standard of accommodation they could find to rent; the pair left the University of Lincoln halfway through their degrees to start the business. Today the company provides accommodation to over 1,300 University of Lincoln students and manages over 500 properties in the city, working with both private and institutional landlords and investors.
