Loans Warehouse has successfully arranged a £1.38 million bridging loan for a high-value commercial property in Leicester. The finance was needed quickly because the property owner’s existing bridging loan had reached the end of its agreed term and needed to be repaid.

The situation became more difficult because the property valuation was lower than expected. This created a funding gap, meaning the original finance arrangement was no longer enough to complete the refinancing. To solve the problem, the loan structure had to be changed so that the new finance could still be completed within the required timescale.

Loans Warehouse worked closely with MT Finance to find a suitable solution. The case was handled by Vikki Edwards, Head of Bridging & Development, and Greg Chase, Head of Bridging Sales at Loans Warehouse. Their aim was to arrange finance that would not only repay the existing loan but also give the client enough time to sell the property at a suitable market price.

MT Finance agreed to provide the new bridging loan for a period of 21 months. This longer period was important because selling a high-value property can take considerable time. Instead of being forced to sell quickly, the client now had more time to market the property and wait for a suitable buyer.

The completed facility provided a net loan of £1,388,594, with an interest rate of 0.89% per month. The interest was retained as part of the loan arrangement. This allowed the refinancing to move forward and gave the client a clear plan for repaying the new loan through the eventual sale of the property.

The case required fast action because the previous loan had to be repaid. Loans Warehouse managed the legal work and documentation needed for completion. The teams involved maintained close communication throughout the process, and funds were transferred on the same day to make sure the existing lender could be repaid.

On the day the new loan was completed, more than £1.36 million was transferred to the previous lender. The necessary discharge documents were then issued, allowing the old loan to be cleared. The new bridging facility was completed successfully, protecting the client’s position and providing a clear route to repayment through the sale of the property.

Vikki Edwards explained that when dealing with expensive properties, having a realistic plan for repaying the finance is just as important as the property being used as security. She highlighted that property sales can take time, so the finance needs to match the situation rather than forcing the owner into a quick sale.

The longer 21-month loan therefore gave the client valuable breathing space. Instead of having to sell the Leicester property under pressure, the owner could take more time to achieve its full market value.

Raphael Benggio, Director of Bridging at MT Finance, also praised the work carried out by Loans Warehouse. He said the case was complex and urgent, making close cooperation between everyone involved particularly important. The teams were able to complete the transaction by the required deadline while aiming to achieve the best possible result for the client.

Overall, the case shows how specialist bridging finance can be useful when a property owner faces an urgent refinancing problem. In this situation, a valuation shortfall and the expiry of an existing loan created a difficult funding challenge. By changing the loan structure and agreeing a longer repayment period, Loans Warehouse and MT Finance were able to provide a practical solution.

The new £1.38 million facility gave the client time to sell the property properly, repay the new loan and avoid the pressure of having to accept a lower price simply because the previous finance had reached its deadline.
