Acting on behalf of the tenant, Rothera Bray advised on the lease, licence for alterations and rent deposit deed relating to Unit 1 on Harvest Road.
Sprog has taken the final available retail unit at Wellington Place on a six-year lease, joining established occupiers including Sainsbury's and Esquires Coffee. The 1,667 sq ft premises will provide a new indoor soft play, café and retail destination for local families, offering children's activities, refreshments, clothing, toys and gifts within the growing residential development.
The transaction marks an important milestone for KYMM Ltd and founder Adam Newberry, representing both the company's first location and first commercial lease.
The matter was led by Marneya Chauhan, Senior Associate Solicitor in Rothera Bray's Commercial Property team, who advised the client throughout, negotiating the lease documentation with the landlord's solicitors and guiding the business from initial instruction through to completion.
Commenting on the transaction, Adam Newberry said:
"Launching Sprog involved navigating everything from commercial lease negotiations to the fine detail of compliance and business structure. Marneya at Rothera Bray guided us through every stage with clarity and genuine care for what we were trying to build.
“As a first-time business owner, I needed a solicitor who could translate complex legal matters into plain English and keep things moving at pace, and that's exactly what we got. I wouldn't hesitate to recommend Marneya and the team to any entrepreneur taking that first leap."
Marneya said:
"I’m delighted to have advised Sprog on securing their new premises at Wellington Place. This marks an exciting milestone for the business, and I’m pleased to have supported them in bringing this transaction to a successful completion.
“Sprog's innovative concept will be a fantastic addition to the development, complementing the existing occupiers while providing a valuable new facility for local families. I wish the team every success with their launch and look forward to seeing the business thrive."
