The new neighbourhood, off Barkby Road, is delivering a collection of two, three, four and five bedroom homes.
As part of the planning agreement with Charnwood Borough Council, the housebuilder will make a series of contributions designed to enhance local amenities, transport links, education, and green spaces.
The investment includes the provision of 57 affordable homes, of which 43 will be for rent and 14 available through shared ownership.
More than £16,900 will be allocated for the creation of allotments within Queniborough, while over £145,800 will go towards bus passes for residents and a further £7,000 will be used to improve local bus stops to support modern, low-floor fleets.
Healthcare facilities will benefit from an investment of over £75,600 through NHS Leicester, Leicestershire and Rutland ICB. East Goscote Library will receive more than £4,100 to fund improvements such as books, materials, or reconfigurations to accommodate additional usage. To enhance leisure opportunities for young people, over £143,000 will be provided for new or improved play areas in the village.
The development will also deliver 1.44 hectares of public open space on site, exceeding requirements. This will include parks, natural and semi-natural spaces, amenity greens, and a play area.
In addition, more than £48,200 will support sports provision at Syston’s Football, Rugby, Cricket and Tennis Club or other suitable facilities, and over £532,300 will be invested in expanding primary school places locally. A further £31,900 will be allocated to primary-level special educational needs (SEN) provision and £43,700 to secondary-level SEN capacity.
Other contributions include over £7,550 for resident travel packs, £7,380 towards improvements to waste infrastructure, and the delivery of over four and a half habitat units off-site to achieve a 10% biodiversity net gain.
