Hugo Beresford, Associate Director at Salloway, brokered the deal and commented “the property is located within a small but established retail pitch at the heart of the suburb. Furthermore, the opportunity offered any tenant the ability to sub-let the residential parts and thus generate their own rental income, should they themselves not require live/work accommodation on site”.
The property, the retail element of which was most recently occupied as a Hair Salon, generated a lot of interest during the marketing period, with a large number of enquiries and a handful of proposals received.
As a result of Salloway’s marketing initiatives, a high level of competing interest was produced for the property on Highfield Road, Littleover, from both parties seeking to continue to use the retail space as a hair salon and also from others interested in exploring alternative uses.
Beresford added
“Unsurprisingly, there was a strong level of interest as soon as the property came to the market, with the successful tenant, Iliral Ltd, now intending to convert the retail space into a new local convenience store”. “The tenant operates a number of similar stores throughout the Midlands and I wish them every success in their new premises”.
The landlord was represented by Hugo Beresford (Salloway Property Consultants) working alongside David Freedman (Laurence Stephens Solicitors) and the tenant was represented by Ben Freckingham (P & F Commercial) and Zahid Khan (Allerton & Gladstone Solicitors).
