MEC completes first scheme for Orchestra Land, enabling £10m land sale

Multi-disciplinary technical consultancy, MEC Consulting Group has announced the completion of its first project for Orchestra Land, enabling the strategic land promoter to secure the sale of a £10m residential development site in Campton, Bedfordshire.  

Five of MEC’s disciplines have provided technical expertise to support the development of the 11.6 acre site, from its initial draft allocation through to full planning approval for 66 new homes.

“Our work in Campton began in 2020 when Orchestra Land commissioned us to help confirm the site’s suitability for residential development,” explains MEC’s Managing Director, Alex Bennett. “Since then, experts from our Acoustics, Flood Risk, Transport, Geo-Environmental and Utilities teams have undertaken a comprehensive range of assessments and studies to support the planning process.”

MEC’s work at Campton has included:

  • · Geo-Environmental Desk Study to analyse historical land use, soil conditions and potential contamination risks, and subsequently confirm the site was environmentally safe for residential development.
  • · Acoustic Assessments to ensure homes will be protected from potential external noise pollution.
  • · Overheating Assessments to safeguard homes against the risk of overheating in warmer months.
  • · Flood Risk & Drainage Strategy to confirm suitability for development, including full water management plan and on-site soakage testing to enable a robust soakage basin to be designed.
  • · Utilities Assessment to identify availability and capacity of key services as well as any required upgrades or modifications.
  • · Transport Assessment to evaluate existing infrastructure and subsequent Travel Plan to mitigate potential congestion and ensure seamless access to and from the new development.

The site was purchased by housebuilder, Hayfield Homes, which plans to deliver 66 zero carbon ready family homes, including 20 affordable properties. Construction will begin in Spring 2025.
