Food distribution returns to former Co-op site

The five-acre Boulder Business Park is distributing food once again with the arrival of Polish food company, Spiżarnia

The former Lincolnshire Co-op Food Distribution Centre on Pioneer Way in Lincoln was closed in 2018 before being purchased by Boulder Developments this year.

Since then, the site has become home to several growing businesses with Polish food wholesaler, Spiżarnia being the latest company to relocate to the five acre site.

Spiżarnia, which is the leading distributor of Polish products to the British Isles supplies over 10,000 different food products across the country. Relocating to Boulder Business Park, the company will have a cold food store, cross-dock warehouse, truck depot and offices at the site.

The deal means that the former Co-op site will once again be used for food distribution, providing a service to food retailers across the UK.

Boulder Developments, the family business which owns Boulder Business Park is best known as the parent company of SuperFOIL Insulation, which is the UK’s leading manufacturer and supplier of high performance multi-foil insulation. 

The business park became the headquarters of SuperFOIL and Boulder Developments in May this year when the companies relocated from Tuxford in Nottinghamshire.

The site is now home to seven companies including SuperFOIL’s sister companies Ventilation Megastore and Boulder Storage, as well as web development agency, Orisel.

Director of Boulder Developments, Will Bown said:

“We’re really pleased that Spiżarnia has joined us at Boulder Business Park. It seems particularly fitting that they’ve chosen to relocate here, as food distribution is a big part of the site’s history.

“The former food distribution centre was a huge, vacant site when we purchased it, but we’re transforming it into a real hub for growing businesses which is bringing new life to this part of the city. We’re making good use of every part of the five acre site which is helping all of the businesses here to grow, create jobs and support the local economy.”

Director of Spiżarnia (UK) Ltd, Przemyslaw Duklas said:

“We’re very happy to relocate to these new premises. This place suits perfectly our needs; it has a ramp, big yard and office space. We have been looking for one like this for quite a while now. We hope to start fully operating from this site by the end of October.”

Spiżarnia, which has its headquarters in Lubin, Poland also has warehouses in London, Manchester and Ireland. The company was established in 2004 and it distributes products across the UK, Ireland and the Netherlands. Spiżarnia is the leading distributor of Polish products to the British Isles.

Anthony Barrowcliffe, a surveyor at FHP Property Consultants, who supported the relocation said:

“FHP worked with Boulder Developments in the surrender of their lease in Tuxford when the company’s rapid growth meant a bigger facility was required. Once they’d relocated to their new commercial premises in Lincoln, we were also instructed to let their surplus space. We are delighted that we have managed to quickly find a new tenant for the front warehouse and look forward to more success on the rest of the site where office space, an arctic trailer yard, 1.2 acres of land and a 10,000ft² butchery is still available for rent”.
