Godwin Group announces collaboration to deliver first build-to-rent homes

CORE Living, the new build-to-rent (BTR) brand launched by Nottingham-based property development and investment company Godwin Group has entered into a collaboration agreement with Harworth Group plc (“Harworth”), one of the UK’s leading land and property regeneration companies, to potentially deliver up to 500 homes on four Harworth owned sites located in Yorkshire and Leicestershire.
Utilising Godwin’s BTR expertise and Harworth’s extensive land preparation capabilities, the partnership will look to deliver desirable homes for market rent at four of Harworth’s major developments in Rotherham, Doncaster, Wakefield and Coalville that will represent great investment opportunities for landlords. Whilst this initial partnership is for Core Living to deliver up to 500 properties, there is an expectation that further collaboration could follow on other sites.

The partnership follows the launch of Godwin Group’s, Core Living BTR brand, which took place earlier this year. Core Living aims to build up to 2,500 homes to address the nation’s housing shortage. The creation of Core Living is a response to the Government’s efforts to tackle the UK’s housing shortfall by defining BTR as a distinct product for the private rented sector in its National Planning Policy Framework (NPPF).

Multi-disciplinary design practice, rg+p is the lead architect on these four initial sites. Architectural director, James Badley commented:

For each of the Core Living/Harworth Group sites, our designs include a specialist range of homes to engender a sense of community and encourage longevity of tenure. These developments have been carefully considered to blend harmoniously with their surroundings yet offer vibrant, flexible and high-quality spaces which suit modern living.”
All four developments already have outline planning permission in place and Harworth is already preparing land for development, including on-site infrastructure containing roads and utilities. The collaboration agreement forecasts the practical completion of the 500 homes by the end of 2022, with the first tenants scheduled to be in their new homes by the second Quarter of 2021.
