Nottingham Lettings and Management specialist ends 2017 with an 84% increase in the number of properties on its books!

Kingswood Residential Investment Management has brought 2017 to a close with a record number of properties on its books. The firm has achieved an 84% increase during 2017 and now manages 240 properties across Nottingham and north Nottinghamshire. 

Owner Adam Kingswood is pleased to end the year strongly, following recent instructions for his company to manage two large property portfolios for two new clients which has enabled Kingswood to double the number of rental properties on its books in just one year.

Whilst growth in the private rental sector (PRS) may be slowing because of tax and regulatory changes, buy-to-let remains a £1.4 trillion industry and research from Kent Reliance, the lender, suggests that it is the larger scale landlords who are improving supply.

Nottingham’s buoyant property rental market continues to provide attractive opportunities for buy to let investment landlords and Adam Kingswood, director of Kingswood Residential, is seeing a rise on the number of landlords with portfolios of 20 plus properties.

The East Midlands is one of the areas which is surpassing London as a place for savvy investors offering annual yield of 5.4% and annual returns of 11.9% (with 6 – 8% yields very achievable), along with strong tenant demand and lower initial transaction costs.

Responding to the demand from larger scale investors, Adam is pleased to capitalise of his vast experience and knowledge of property lettings and has recently won the management of another two large property portfolios.

Adam comments, “Typically our portfolio clients appreciate a bespoke service which is specifically tailored to their requirements.  We work to ensure that all properties achieve a good rental yield, that void periods are kept to a minimum, accounts & documentation is all in order, and that capital values are protected through efficient property management and maintenance. We find that our portfolio clients want a hands-off approach and delegate every aspect of management to us.”

Kingswood’s latest portfolio clients transferring the management to them with 23 apartments in Woodthorpe, Mapperley and Nottingham city centre is typical in this respect.

The firm has been appointed to handle the whole letting and ongoing management process which includes renewal of safety certificates, handling of repairs, maintenance of communal areas and handling rental accounts. Kingswood also leads the transfer between management companies by liaising with the previous agent to obtain all information and documents required and notifying all tenants to ensure of a smooth transfer, with very little input required from the landlord. They manage over twenty 5+ property portfolios in Nottinghamshire. 

The firm is planning for further growth in 2018 and plans to recruit new members of staff at its Regent Street office in Nottingham to handle increased demand.
