Station Street Vision Comes a Stop Closer

Plans for brand new Grade A city centre office space in Nottingham have taken a step forward this week, as developer Bildurn submitted a planning application to demolish an existing building on Station Street.

Earlier this year, award winning developer Bildurn announced its plans to bring state-of-the-art Grade A offices to the market, with a proposal for 50,000 sq ft of flexible space purpose built to BREEAM “Excellent” standard, featuring the city’s first office roof terrace, electric car charging points and light and airy workspaces.

Bildurn and agents for the scheme, JLL, have reported how pleased they are with interest in the proposals for 11 Station Street to date and are meeting with a variety of businesses in the professional services sector over the coming weeks which have requested more detail on the plans.

This week Bildurn submitted a planning application to demolish the vacant government building at 25 Station Street, which is currently adjoining the site at number 11.

Managing Director at Bildurn Sean Akins said: “This demolition application is the next step in the enabling work we are carrying out in order to bring our vision for 11 Station Street to life. Number 25 is a vacant, 1970s building which was previously a government office. It doesn’t add anything to the street scape and is really quite an eyesore on one of the busiest streets in the city.

“Once demolished, this space will form phase two of our development. The first phase, which is our plan for Grade A offices at number 11, already has an approved development brief and will be followed by a detailed planning application later this year.”

Situated close to the entrance to Nottingham’s train station – which has recently undergone a multimillion pound facelift, 11 Station Street is at the heart of the city’s tram network in the Southside area - a prime location for businesses seeking sleek transport connections throughout the UK.

The office space which faces the new pedestrianised area on Station Street will offer secure basement parking and cycle storage, 24-hour access, electric car charging points and high quality contemporary finishes as well as backing on to a waterway aspect. The building will also feature a roof garden – which would be one of Nottingham’s first dedicated office developments to offer a roof terrace for employees overlooking the city.

Leading property advisor JLL is representing the scheme, in a market where high-quality office space is in scarce supply. Director James Keeton said: “The demolition of number 25 is a considerable step forward in the delivery of the wider Station Street scheme. We are already proactively meeting with potential occupiers and this firms up Bildurn’s commitment to delivering the Station Street development, for which a planning application will be forthcoming shortly. Ultimately this scheme will deliver office space that will by some way raise the bar for Nottingham, both for employers and their employees, situated in a first class location.”
