Works start on site at Tunstall Arrow on new 125,000 sq ft industrial warehouse scheme

Works have started on site at Tunstall Arrow, one of the largest speculative industrial development schemes in the Stoke-on-Trent area for well over a decade.

Network Space has recently let a contract for the works with Caddick Construction who will construct the 5 unit industrial warehouse scheme due for completion in summer 2018.  Ground works are currently taking shape on site and a delegation of individuals involved with the scheme were on site this week to celebrate the formal commencement of the works.

The scheme on James Brindley Way, minutes from Jct 16 of the M6, comprises 125,000 sqft in 5 units including a 40,000 sqft unit which has been pre-let to Q-railing. The scheme is being self-financed by Network Space with support from the Ceramic Valley Enterprise Zone and includes four other detached units, all with their own yards and secured access, ranging from 10,000 sqft to 35,000 sqft which have each been designed to a very high-specification.

The site will represent one of first to have been brought forward through the Ceramic Valley Enterprise Zone since it was announced in November 2015. Both Stoke-on-Trent City Council and the Enterprise Zone team have been instrumental in supporting the scheme, ensuring that it has been brought forward as quickly as possible.

Stephen Barnes, Managing Director of Development at Network Space said “It’s very satisfying to see works progressing on site on such a significant scheme within the City. Whilst we have already secured a key occupier in Q-railings, Mounsey Surveyors are already in discussion with other interested parties and we expect to be able to make further announcements imminently.  The scheme forms one of a number of industrial developments that we are progressing this year which will all be developed, retained and managed by Network Space and held within our industrial portfolio.’

Councillor Abi Brown, the city council’s deputy leader and chair of the Ceramic Valley Enterprise Zone Board, said ““It’s fantastic to see this exciting development getting under way. This is another exciting milestone in the development of our enterprise zone, and we’re very pleased to have Network Space on board with such a significant scheme. The scale of their development demonstrates the confidence there is in the local economy. It’s also a further sign of the progress being made and how the package of assistance and incentives we have put together for employers are paying off.

"The potential across the six sites is huge and we have active interest in each and every one of them from businesses and organisations which we are working on and looking to progress. The plans for Tunstall Arrow, which involve five employment units, will bring hundreds of jobs to the area and completely regenerate the site. Q Railing could have chosen anywhere to build its new HQ and we are delighted they have recognised the potential of Ceramic Valley and the Tunstall Arrow site in particular. Their presence will bring a major boost to the area and economy and can only help in attracting other businesses to the four adjacent units which are being built. The infrastructure is in place with James Brindley Way opening the site up and it’s great to see the work under way."

Tunstall Arrow is a 28 acre employment site situated in the north of Stoke-on-Trent which is well located for access from the A500 and M6 Junction 16. The site is accessed directly from James Brindley Way, the recently constructed Tunstall town centre by-pass and can provide industrial units ranging from 12,000 to 80,000 sq ft across two phases.
