360DEGREES Combines Modern And Classical Styles In Liverpool Office Fit Out

Derby-based workspace design consultancy 360Degrees has provided the ‘Cat A’ fit-out for the refurbishment of One Temple Square in Liverpool.

The Grade II listed building, built in the late 1800s, is part of Liverpool’s industrial heritage.  MCR Property Group, who owns the building, wanted to give the interior a modern upgrade to meet the needs of the city’s vibrant business community.

Temple Square itself is about to receive investment, too, making this a desirable destination for companies looking for office or retail/leisure space.

“High-quality occupiers want premises like One Temple Square which combine historical elegance with modern features.  The building is ideally located close to the business district, Liverpool One retail destination and Moorfields railway station” says Karl Kiernan, acquisition and asset manager at MCR Property Group.

After seeing the excellent job that 360Degrees did for other MCR buildings, including Cobalt Square in Birmingham, the company was asked to deliver the Cat A fit-out.  “They did a great presentation, showing how to transform the space into modern, stylish offices while still meeting our obligations to preserve the building’s Grade II listed heritage.”

For the refurbishment, 360Degrees re-carpeted and repainted offices to maximise comfort, space and light in the various suites, which range in size from 1,500 to 2,100 sq. ft.  The reception space was redesigned to be more open, acting as a thoroughfare between Dale Street and Temple Square to improve access to the building.

Keen to maintain the building’s heritage, the existing timber staircase was retained and varnished for a suitably classical look, while suspended ceilings highlight the building’s eye-catching architecture.

“We’re really happy with the work done by 360Degrees.  Their dedicated project team delivered sterling service, always on top of timescales and very good at reporting back to us,” confirms Karl.

Existing tenant, law firm Canter Levin & Berg has signed a new 10-year lease to remain in One Temple Square, reinforcing the calibre of the building and Kirwans solicitors have taken a suite on the third floor for a five year term.

MCR says that 9,000 sq ft of space is still available, which is ideal either for companies seeking upper floor office premises or retail/leisure premises on the lower ground floor.
