Nottingham Property Consultancy Calls For More Affordable Housing Stock To Tackle Rogue Landlords

Cavendish Lettings with offices in Lace Market, has stated that by introducing more affordable new housing for lower wealth families, competition amongst landlords will increase, which will force them to sustain an acceptable quality of living standards.

The call for an increase in housing stock follows recent reports that from 2006 to 2014, Nottingham was in the top ten cities for the number of prosecutions against rogue landlords.

General Manager at Cavendish Lettings, Marcus Russell, said: “It is often lower wealth families that are treated the most poorly by rogue landlords as they may not know their rights and are scared that if they complain, their landlord may evict them, leaving them stranded.

“If the Government were to introduce new affordable housing it would increase the competition amongst landlords and force them to sustain a higher quality of living standards as tenants will be able to go elsewhere.”

Nottingham City Council’s environmental health team served landlords, who were putting tenant’s lives at risk, with more than 750 enforcement notices during the past year and Cavendish Lettings has reminded tenants that the council should be their first point of call if a landlord is mistreating them.

The property consultancy has also offered advice on the best ways to avoid renting a property through a rogue landlord.

Mr Russell added:

“Before a tenant signs anything they should visit the property and check that all the basics are acceptable, the gas and electrics are working and that the cosmetics of the property are looking good as this is an indication that this is a good landlord."
